Managed Bookings

We manage the entire booking process. We will handle guest enquiries, direct and third party bookings, the vetting process and the check-in/out process, as will take care of housekeeping and linen as well. We will also manage any maintenance issues directly with maintenance contractors.

Fees

Take the stress out of managing your property. Our management fee is based on a percentage of the turnover. We are therefore incentivised to maximise the bookings. We charge landlords commission based on the revenue of each booking. We produce a monthly statement with a breakdown of the income and fees and send this to the landlord together with the payment for the month.

Respectful Guests

We set strict house rules for our guests to ensure our landlords’ properties are respected. We have a minimum age requirement of 21 years for the lead guest and ask guests to minimise noise between 11 pm and 7 am. There is also a no-smoking policy in all our properties. In the event that house rules are not followed or there is any damage we will keep the deposit.

Peace of Mind

We vet all guests by asking them to sign our standard Booking Terms & Conditions, in which they must agree to our strict House Rules prior to arrival. We also ask the guests to provide ID and take a security deposit.

Guest Payments

We will handle all guest payments, deposits and any damage charges. We will ensure that Guest payments are taken before their arrival date.

High Visibility

We will take care of the marketing of your property. This includes photography of the property and creating detailed descriptions designed to attract as many visitors to the listing as possible. Your property will be marketed on our website as well as popular online booking sites such as Airbnb, Trip Advisor and Booking.com.

Rate Management

We will regularly check the rates against the market and strive to optimise your profits. We do this by using price intelligence software which dynamically updates rates daily based on the demand and supply of the market. This means that the optimal price is always advertised and helps to achieve the highest possible occupancy rates.
