Terms and Conditions


The contract is for a short-term holiday rental of the property specified on the booking form made between the client and owners of the property . It is binding from the time that booking is made and the client has received written confirmation and is inclusive of all the following conditions.

By making a booking the client contract on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.

Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.

The client and any friends or family of the client visiting the property while the client is staying there must adhere to the conditions of the contract, including the rules and procedures contained in the information folder provided in the property. If inviting friends to visit the client must first seek the permission of the owners.

Booking and Payment

The owners reserve the right to alter prices on our Website and the online booking systems. We will advise you of the current price at the time of booking. Bookings made through the online booking system are provisional until confirmed. A binding contract comes into existence between the client and the owners once we have received your deposit and we have issued an email/postal letter containing your booking confirmation.

We reserve the right to refuse any booking before we send you written confirmation. If we do this we will inform you in writing and promptly refund any money paid to us

Payment and Cancellation.

The guest can cancel free of charge until 14 days before arrival. The guest will be charged the total price of the reservation if they cancel in the 14 days before arrival. If the guest doesn’t show up they will be charged the total price of the reservation.

Period of Hire

Rentals for the property commence at 5:00 pm on the day of arrival and terminate at 09:00am on the day of departure, unless booked direct then preferential times may be offered.

Right of Entry

Whilst respecting the reasonable privacy of the client, the owners of the property reserve the right to access all properties at all times, if necessary, for repairs and emergencies.

Care of the Property

The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.

Breakages or Damage

The client is required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next client.

The client is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the client. When booking card details will automatically be held (these can only be accessed for a short time after your departure) so that if damage occurs to the property monies up to the value of £200 can be taken.
Access Keys
Loss of keys, including not returning of them on departure day will require a complete replacement of the locks to both the front and the rear door. The cost of a local contractor will be sought from the deposit and will not be more than £200.00.

Rules and Procedures

Clients are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided prior or in each property.


Smoking is not permitted anywhere inside the Properties or on the balcony.
the usage is restricted by a fair usage policy.
where the rental period is in excess of one month the payments that will be met by the owner for the usage of gas, electric and water will be capped to £100 per month. Meter readings will be taken prior to occupation and on final exit, any charges will be notified by email prior to any deduction for deposits held.


No pets are permitted at the property unless the advertisement clearly states.

The owners of the property are not liable for any loss or damage to any client’s property or any property belonging to a member of the client’s party howsoever caused.
The client or members of his/her party cannot hold the owners of the property liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.

In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement


We use SuperControl to manage our online booking process. We have a written contract with SuperControl to ensure that they will process your data on our behalf in compliance with all applicable Data Protection Laws.
